Anywhere, Any Time Visibility for Owners

Owners are setup in the InTime system and can effectively see all of their property activities online with real-time reporting, accounting, and communications from InTime.  This dramatically saves owners time and money.  Here are some of the thing’s owners will be able to do from anywhere at anytime.

  • View and stay informed on each property activity
  • Real-time mobile alerts on issues with the ability to prioritize them or hand them off to InTime to resolve
  • Maintain all historical records (paid invoices, leases, inspection reports, warranties, etc)
  • Maintain real-time revenue and expense management
  • Alerting of resident move-ins, move-outs and on-going management
  • Prepare for larger expenditures and preventive maintenance
  • Provide annual reporting, structured for tax purposes as well as tax documents including a 1099’s for vendors

Resident Screening and Selection

  • Perform a background check to verify identity, income, credit history, rental history, etc.
  • Grade resident according to pre-defined resident criteria
  • Inform residents who were turned down

Resident Portal and Mobile App

Residents are added to the InTime portal which gives them real-time access online or through our mobile app to pay rent, manage their lease, and request service.  This allows residents to have a positive rental experience and adhere to today’s busy lifestyles.

New Resident Initiation

  • Setup new resident in the InTime portal
  • Manage lease signing process through eSign to all parties
  • Manage acceptance of lease guidelines
  • Setup escrow agreements per state requirements
  • Accept security deposits, first month and last month payments through the portal
  • Perform move-in inspection with resident and electronic acceptance of condition prior to move-in.
  • Offer resident insurance policies to protect owners and residents

Rent Collection

  • Residents pay rent monthly through the InTime portal by ACH with immediate owner notifications
  • Late rent reminders to resident and owner after 15 days
  • Late fees and bad check fees assessed to resident account
  • Other billable services assessed to resident account as they are received

Evictions and Legal Action

  • Trigger is setup to send quit notices and begin eviction process with fees assessed to the resident account.
  • Attorney fees are assessed to the resident account with the ability to cure before court dates
  • Understand and abide by the latest local, state and federal legislation that apply to renting and maintaining rental properties

Annual or Periodic Inspections

  • Perform periodic inspections (inside and outside) on a predefined schedule looking for repair needs, safety hazards, code violations, lease violations, etc.
  • Send owner periodic reports on the condition of the property through the InTime portal

Automated Maintenance and Repairs

  • Residents open priority and non-priority maintenance and repair requests through their InTime portal account
  • Owner is immediately notified and can prioritize responses
  • InTime can provide onsite assessment, repair and coordinate vendors

Resident Move Out

  • Inspect unit and fill out a report on the property's condition when the client moves out
  • Provide resident with a copy as well as estimated damages
  • Return the balance of the security deposit to the resident
  • Clean unit and perform and needed repairs or upgrades
  • Re-key the locks
  • Put the property back on the market for rent

Vendor Management

  • Owners have the option of designating the vendors they want to use for on-going maintenance or allow InTime to manage requests through their network of vendors
  • Vendor partners include licensed, bonded and insured handyman services, trash removal, painting, cleaning, carpeting, plumbing, electrical, HVAC, landscaping, snow removal, roofing, construction and architect services
  • Advanced services include renovation and construction management
